Mr. Skolnick brought the meeting to order at 7:30 pm.

Awning, Wall

Ms. Michelle Barnes and Ms. Suzanne Barnes came before the Board to request approval of an awning sign and a wall sign.

Michelle Barnes explained to the Board that the business has two entrances.  She would like to put a wall sign on the façade facing Linden St. and an awning on the side facing the Linden Sq. development.

The awning would measure 13 feet by 10 feet, having 130 sq. ft.  The awning would contain a logo and the words “Miss Michelle’s Center for the Performing Arts”.  The words “Miss Michelle’s” would be 13 inches high.  The words “Center for the Performing Arts” would be 4 inches high.  The awning would be constructed of galvanized steel and sunbrella.  The letters and logo would be grey and pink on black.  The height above ground level of the highest part of the awning would be 20 feet.  Ms. Dinsmoor stated that the awning appeared very large.  Michelle Barnes noted that the sign contractor was supposed to submit better detailed dimensions of the awning but had failed to do so.  She stated that the awning would be the same size as the Smart Tan awning next door.  Mr. Hand asked if the awning would be centered above the doors.  Michelle Barnes said that it would be centered over the door and between the windows.  The Board recommended placing the awning appropriately so that the door is covered rather than attempting to match it exactly with the Smart Tan awning.  The Board felt that they needed accurately scaled dimensioned drawings of the façade from the front and the side in order to make a recommendation.  The Board asked the applicant to submit scaled drawings of the awning sign and return at a later meeting.

The wall sign would be placed on the façade of the building facing Linden St.  The sign would measure 3 feet high by 6 feet wide, or 18 sq. ft. The sign would have a logo and the letters “Miss Michelle’s Center for the Performing Arts”.  The words “Miss Michelle’s” would have 7 inch high letters in pink and the words “Center for the Performing Arts” would have 2 inch high letters in grey.  The sign would be constructed of aluminum composite.

The Board, having established the proposed wall sign meets the by right requirements of the Sign Bylaw and the Design Review Guidelines, moved, seconded and voted unanimously to:

“Recommend the Building Inspector approve the proposed wall sign to be located at 159 Linden St. to read “Miss Michelle’s Center for the Performing Arts” as presented.”

Mr. Paul Mahoney presented the proposal for a new storefront at Leonards Antiques’ Linden Square Shopping Center location.  Mr. Mahoney stated that the owners want to give the storefront an antique feel to complement their business.  The proposed storefront would continue the existing stone base and cap.  The storefront would have a new door, trim, windows with panes, awnings above the windows and lanterns on either side of the door.  The proposed windows and door would be wood, and would be painted white.  Mr. Skolnick and Ms. Dinsmoor commented that the design would add some nice character to the block.  The Board felt that the trim on the door and the windows should be painted black or a dark color rather than white.

The Board, after a brief discussion, established the proposed minor construction project meets the Design Review Guidelines and moved, seconded, and voted unanimously to:

“Recommend the Building Inspector approve the proposed construction project proposed for Leonards Antiques at their Linden Square Shopping Center, Space 165 H, location and recommend the trim on the windows and doors be painted a darker color rather than white.”

Wall Sign

Mr. Paul Mahoney presented the proposed wall sign to be located at Leonards Antiques, Linden Square Shopping Center, Space 165 H.  The wall sign would measure 10 feet wide by 1 foot, 8 inches high, or 16.6 sq. ft.  The maximum letter height would be 12 inches.  The sign would be constructed of wood and would not be internally illuminated.  The sign would have gold letters reading “Leonards Antiques” on a black background.  The highest part of the sign above ground level would be 14 feet.  The area of the façade of the building is 500 sq. ft.  

The Board, having established the proposed wall sign meets the by right requirements of the Sign Bylaw and the Design Review Guidelines moved, seconded and voted unanimously to:

“Recommend the Building Inspector approve the proposed wall sign to be located at Linden Square Shopping Center, Space 165 H.”

870 Worcester St.
Wall, Standing

Mr. Victor Alexandropoulos came before the Board requesting approval of a sign package at WestSide’s 870 Worcester St. location.  The business is a gas station.  

The gas station will stop selling Mobile gasoline and will remove the Mobil signage.  There would be wall signs on two sides of the canopy, measuring 27 inches x 18 inches, or 3 sq. ft.   The letter height would be 18 inches.  The signs would be red and gold, would read WS, and would be internally illuminated, thus requiring a special permit.  The red stripe would also be internally illuminated.  The highest part of the signs and stripe above ground level would be 17 feet.  The 3 pumps would be adorned with 2 decals each, reading WS in red and gold.  The signage on the pumps would also be considered wall signage.  The decals would be 2 sq. ft., would be placed 3 feet above ground level and would not be illuminated.  The pumps would also be adorned with signs reading “WestSide”, in black on a white background.  They would measure 1 sq. ft., with 4 inch letters.  The signs would be 8 feet above ground level elevation.  There would be 2 signs on each of the 6 pumps.  The standing sign would be retrofitted with the WS signage.  The standing sign is 20 feet high.  The sign area would be 45 sq. ft. on either side, and would contain the letters “WS”, as well as the gas prices and “WestSide Mart”.  Lastly, there would be a sign on the façade of the building, to read “WestSide Mart”.  The sign would measure 31.5 sq. ft., would have 18” red and gold letters, and would be internally illuminated.  The sign would be 13 feet above ground at its highest point.

The sign package would need special permits and/or variances: the standing sign, wall signs on the canopy, and the wall sign on the building, would be internally illuminated and have 2 or more colors; the total area of the signage would exceed what is allowable by-right; and the letter height of the WS on the standing sign would exceed 18 inches.

Mr. Skolnick asked whether the red stripe on the canopy would be lit.  Mr. Alexandropoulos stated that it would be internally illuminated.   The Board had no objections to the signage on the canopy, pumps, and building.  

The Board asked whether customers wouldn’t be confused about the cash and credit prices on the standing sign rather than the price of regular, premium and supreme gas.  Victor stated that many stations now charge different prices for cash and credit and that it is something customers are becoming accustomed to seeing.  The Board recommended having the WS on the standing sign be consistent with the WS on the pumps.  The WS on the pumps would have three stripes on either side.  The Board felt the graphic would be made proportional to the standing sign by adding the stripes to the WS on the standing sign and reducing the height of the graphic.  Moreover, the Board recommended having the total height of the graphic on the standing sign be no larger than 30 inches from the top of the “W” to the bottom of the “S”.

The Board, having established the proposed sign package would need special permits and/or variances from the Zoning Board of Appeals, moved, seconded and voted unanimously to:

“Recommend the Zoning Board of Appeals approve the proposed wall and standing signage to be located at 870 Worcester St.”


The Board approved the minutes of April 8, 2009.

The Board adjourned at 8:55 pm.
